We buy, build & invest in real estate.
Kaplan Romano Ventures buys houses directly from owners for cash, brings off-market deals to investors, and renovates and builds homes.
- No fees or commission from us
- Sell as-is, no repairs
- You pick the closing date
One company, three kinds of deals
We find properties, make the offers, plan the work and stay involved until it is finished. That means one team and a direct line to the people making decisions.
Sell your house as-is
A written cash offer on a house in any condition, with no repairs, showings or commission. You choose the closing date.

What a full renovation changes
Most of the houses we buy are older homes that need more than paint. Drag the line to see how a typical 1950s ranch is rebuilt: new roofline, entry, windows, systems and landscaping on the same footprint.

How a direct sale works
- Tell us about the property. Address, condition and your timeline, online or by phone.
- We take a look. One walk-through. We run the numbers on repairs and resale.
- Get a written offer. We explain how we got to the price. No obligation.
- Close when you are ready. A Texas title company handles the closing on the date you pick.

Cash offer or list with an agent?
A direct sale is not right for every house. If yours is updated and you have time, listing may net you more, and we will tell you so.
| Direct sale to us | Listing with an agent | |
|---|---|---|
| Repairs and prep | None. Sold as-is. | Often needed to attract buyers and pass inspection |
| Showings | One walk-through | Showings and open houses until it sells |
| Commission | None charged by us | Negotiable; commonly a few percent of the price |
| Buyer financing | No lender or appraisal | Most buyers need a mortgage and appraisal |
| Closing date | You choose, once title is clear | Set by the buyer’s lender timeline |
| Price | Reflects as-is condition and repair risk | Usually higher for updated homes in good condition |
| Best for | Houses needing work, tight timelines, tenants, probate | Updated homes where the owner has time |

- Get deals that fit. Only the properties that match.
- Move fast. Walk it, make your offer, close with a title company.

More about us →Frequently asked questions
How does selling a house to Kaplan Romano Ventures work?
Tell us about the property, we walk through it and run the numbers, and you get a written offer. If you accept, a Texas title company handles the closing on the date you choose. See how it works.
Do you buy houses in any condition?
Yes. We buy houses that need anything from paint to a full rebuild, including foundation problems, fire or water damage, hoarding situations and long-vacant homes.
Do I pay commissions or fees?
We do not charge you a commission or a fee to make an offer. Your mortgage, any liens and your share of prorated property taxes are paid from the proceeds at closing, as in any sale. We will show you the expected net amount in writing.
How quickly can you close?
A cash sale does not wait for a buyer’s mortgage, so it can often close within a few weeks once title is clear. You can also choose a later date. We will not promise a date before the title company has reviewed the title.
How do you decide on an offer?
We estimate what the home would sell for after renovation, subtract the repair, holding and selling costs and a margin for risk, and show you how we got there. Read how cash buyers calculate offers.
Will you buy my house yourselves, or assign the contract to another investor?
Sometimes we buy and renovate the house ourselves, and sometimes we assign our contract to an investor on our buyers list. We tell you which in writing before you sign, and your price does not change either way.
Who owns Kaplan Romano Ventures?
